I just came back from Nicaragua. San Juan del Sur has developed very nice, great hotels, restaurants and bars. Granada, the oldest colonial city in America has been going thru a lot work to preserve many old buildings and it's been kept clean and safe for all tourist. For less expensive investment and for the long run, cheap land with beautiful beaches are found alone the pacific ocean from Pochomil to Quizala. Quizala Beach has great waves and surfers are now find out about it. A little hotel is been built there and the city of San Rafael del Sur has land for sale.
Anywhere you go, make sure you investigate the title of the property with the city hall and the city's authorities.

Any land on the pacific coast is government leased, and it also may only be leased for 99 years. but it is still government land. As long as a pro capatalist government stays in power there may be nothing to worry about. but if the sandinistas were to win nothing is for sure. they could just as well say they are changing the laws and the government is retrieving all there leases, funny thiing is 10 years ago a lease cost 60 bucks a year. now they resell them for about 100,000 bucks.

why do you tossers insist on buying everything you see. unless youre going somewhere to live long-term, dont buy! why not come down and stay at a local establishment for your four week holiday before you lug your fat arses back to your desk jobs. less stress, less work to be done whilst youre supposedly on holiday. save money! why do you need a swiming pool and your own piece of concrete to litter the coastline? new buildings are not simply catering to current demand- their marketing creates the demand for places that people didnt know even existed. if you want an investment- stink up your own back yard. peace.

i want to sell my beach house in quizala, near montelimar, nicaragua, the house has 140 square meters, the lot is 15mt x 37 mt.. it is brand new, i started to build it one year ago.the lot number is 101, and is located near the estero las canoas.i am the lessor of the lot with the alcaldia de san rafael del sur.i have pictures of the construction and it is a very strong house, with the structural design done by engineer with license in california (registered professional engineer), usa.the asking price is $90,000 dollars.
